Considerations to maximise the capital growth of your property

If we had a crystal ball, we would know where to buy and when (and also our lotto numbers). But unfortunately we don’t, so we asked property expert Neil Manning for his tips on what makes a suburb a great place to buy for long-term capital growth.

 

Quality schools

The recent economic downturn has seen many families favour public over private education. Piara Waters falls in the catchment area of Harrisdale Senior High School, one of Perth’s newest schools, and when at full capacity will boast a two-storey café and library plus a performing arts, music and arts facility (see our previous blog for more information). A close 500m walk is the new Aspiri Primary School that will have its second and final stage completed for the 2019 school year.

Strong transport links

The less time spent travelling to work is more time spent at home with loved ones. The Armadale Road upgrades are well underway and once completed will see even quicker access to the freeway and Cockburn Central Train Station. The Thornlie-Cockburn Rail Line will also provide more convenience for passengers travelling around Perth.

Community vibe

It’s hard to put your finger on it, but some places have an atmosphere or buzz that makes them where you want to be. Each week the City of Armadale organises a range of activities for all different age groups- this week alone there are events for board games, story time, social coding for kids, pregnancy and postnatal yoga, creative writing, colouring and a puppet show! Plus with the local sporting clubs in Piara Waters and Harrisdale, there’s lots to keep people active within the community.

The Great Outdoors

Perthians love the outdoors! Beach lovers will enjoy having the beach within 20 minutes, including the Woodman Point Recreation Reserve, while 20 minutes east is the picturesque Darling Range. Throw in the Cockburn Aquatic and Recreation Centre, four golf courses, Champion Lakes Regatta centre and the Jandakot Airport, and you see why Piara Waters is well set.

Positive Perception

Call us vain, but we all want to live in a place with a good reputation. From February 2017-2018, Piara Waters was the third most popular suburb for first home buyers. This interest will continue with the suburb’s current population of 12,681 is forecasted to grow to 21,569 by 2036!
